Which chimney service do you actually need?

Start with the symptom, not the service name. Most people do not know whether they need a sweep, a repair or a rebuild, and they should not have to.

Smoke comes into the room, the fire burns lazily, or there is a tarry smell. That is usually creosote and a draft problem. Start with chimney cleaning, which includes the inspection.

You see water stains on the ceiling or wall near the chimney, or damp inside the firebox. That is a leak, and it is coming from the crown, the cap, the flashing or the masonry. See chimney leak repair.

You see cracks in the mortar, gaps between the chimney and the house, or the chimney looks out of plumb. That is structural. See chimney repair, and if it runs deeper, chimney rebuild.

 Trustindex verifies that the original source of the review is Google. The tech called and let me know when he would be here. Once he showed up, I wasn’t getting a good vibe and he was acting like he almost didn’t want to be there. I was asking for the basic chimney inspection, which it states “
Pricing Transparency • Chimney Inspection: $49. The front of the chimney was covered with some dry wall and screwed into the brick. The tech asked me why it was covered. I explained to him that it was like that when I moved in. He asked me again, almost with some frustration, why it was like that, and I explained to him again that it was like that when I moved in, so I’m not sure why. Eventually he was able to get the drywall off, and after using a few choice words while doing it and looked up into the chimney. He then went outside and looked at the top of the chimney. He let me know that I need a chimney cap. He proceeded to go to the roof and look down, inside the chimney. He let me know that it would need a deep clean as well, that’s fine. He told me he would get me a good price, but just for today for almost $1,700. I let him know I would have to think about it because we are getting ready to go out of town. He pressed again, telling me that he needs to know. I told him I could let him know by the end of the day. The price went from $49 to $150. Which, if they wanted to charge me more for him getting the drywall off the front of the fireplace, they could have said so and I would have been fine but there was no transparency. Instead they hit me with having to pay $150 and because I don’t have Venmo or Zelle, I had to use my card, which added an extra 8%, so my total came to $162. I appreciate y’all coming out but I’ll be choosing a different company.

Need Chimney Services in Dallas Fort Worth?

Chimney season in Dallas Fort Worth runs September through February, and the work divides neatly across the year.

Late summer and early autumn, now. This is when the inspection and cleaning should happen, before the first cold night. It is also when animals that nested over summer are still in there. Booking is easiest in this window and hardest in December.

Autumn and winter. Active use. This is when smoke problems, draft problems and leaks show themselves, because the chimney is finally being used and it rains.

Spring and summer. The right time for masonry work, crown repair, repointing and rebuilds. Mortar work depends on temperature and a dry chimney, and nobody is waiting on a fireplace they are not using.

Where do I start if I do not know what is wrong?

With the $49 inspection. It covers the firebox, damper, flue, crown, cap and flashing, and it produces photographs. Every job we do starts there, before any quote, because the condition of the chimney decides which work is safe and necessary.

Do you clean and repair, or only one of them?

Both, plus inspection, caps, crowns, flashing, liners, waterproofing, siding, animal removal and rebuilds. If the inspection finds something outside chimney work, such as a roofing problem, we will say so rather than repair the wrong thing.

How often should a chimney be inspected?

Once a year for any fireplace that gets used, and before first use if you have just moved in. Whether it also needs cleaning depends on what the inspection finds.

When is the best time of year to book?

Inspection and cleaning are best in late summer and early autumn, before the first cold night. Masonry work such as crown repair, repointing and rebuilds is better in spring and summer, when mortar can cure properly.

What does a chimney cleaning cost?

The basic chimney cleaning with a full inspection is $99. The inspection on its own is $49. Repair work is quoted against what the inspection finds, with photographs, not estimated blind.

Do you work on gas fireplaces as well as wood?

Yes. Gas does not produce creosote, so the work is on the venting, pilot assembly, logs and firebox. We service gas fireplaces on the same annual cycle as wood.

Something is living in my chimney. What happens first?

Animal removal comes before anything else. A chimney cannot be cleaned or repaired with an animal or a nest in it, and a cap is usually the reason it happened.
