Most people call us because something changed. The fire is harder to start than it used to be. Smoke rolls into the room instead of going up. There is a sharp, tarry smell in the living room on a warm day. Or the fireplace simply has not been touched since they bought the house and the first cold night is coming.
A chimney cleaning is not a cosmetic job. What builds up inside a flue is creosote, and creosote burns. Removing it is the difference between a fireplace that works and a fire that spreads into the structure of the house.

One thing worth clearing up first, because it confuses people. A chimney sweep and a chimney cleaning are the same job. Sweep is the older trade word and it is still what most companies call it. If you searched for a chimney sweep in Dallas and landed here, this is the page you wanted.
Creosote is what is left when wood smoke cools on the way up a cool flue. It arrives as vapour and condenses on the walls. It comes in three stages, and the stage decides how the chimney has to be cleaned.
Stage one is a light, flaky soot. It brushes off. This is what a chimney looks like after a season of dry, well burned hardwood in a flue that stayed warm.
Stage two is harder and shinier, with a texture closer to tar. Brushing alone will not shift all of it. It forms when a fire runs cool, when the damper is partly closed, or when the wood is wetter than it should be.
Stage three is glazed creosote. It looks like black glass on the flue wall. It is highly combustible, it cannot be brushed out, and it needs either a rotary head with chains or a chemical treatment applied over time to break it down first. A chimney with stage three buildup is the one that produces a chimney fire.
This is the part that gets skipped. A sweep who only brushes will leave stage two and stage three behind and the chimney will look clean from the fireplace opening. It is not clean. The way you know is by seeing the inside of the flue, which is why every clean we do ends with photographs.

The standard answer is once a year. The honest answer is that it depends on what you burn and how much.
The last one matters more than people think. A chimney that has been idle for years is not a safe chimney. It is an unknown chimney, and it is often where we find nests, debris and stage three buildup together.
These get sold as one thing and they are not.
A cleaning removes what is inside the flue.
An inspection tells you whether the chimney is safe to use: the liner, the crown, the cap, the flashing, the mortar, the firebox and the damper.
A chimney can be spotlessly clean and still be unsafe, because a cracked liner lets heat and carbon monoxide reach the framing of the house. It can also be sound and simply dirty. You need to know which one you have.

A cleaning will not stop a leak. If water is coming in, that is the crown, the cap, the flashing or the masonry, and it is a separate repair.
A cleaning will not repair a cracked flue liner. It will find one.
A cleaning will not fix a fireplace that has always smoked. That is usually a sizing, height or draft problem, and it needs diagnosis rather than a brush.
A cleaning will not remove a live animal. That is a separate job and it has to be done first. See chimney animal removal.

Wood burning fireplaces are the creosote job described above.
Gas fireplaces and gas logs do not produce creosote, but the venting still blocks, the pilot assembly still fouls, and the firebox still corrodes. The failure mode here is carbon monoxide rather than fire, which is why the venting matters more than the glass.
Wood stoves and inserts are the highest creosote risk of the three. They are designed to burn slowly and hold heat, which means cooler smoke and more condensation on the flue wall. If you heat with one, plan on more than one clean a season.
The winters here are short, so fireplaces get used in bursts. A cold week in January, then nothing. That pattern is worse for creosote than steady use, because a flue that never fully warms up condenses more.
The other half of it is that the chimney sits unused for most of the year in heat and storms. Crowns crack. Caps come loose or blow off. Mortar takes water. And an uncapped flue is an open invitation to birds, squirrels and raccoons, which is why animal removal is one of the most common calls we get.
